Seller’s Prelisting Checklist
Getting your home listed is an exciting step! When buyer’s come to see your home, presentation is VERY important. Buyer’s typically want a home as move in ready as possible. Here are some tips for getting your home ready for buyers.
Outside:
Add fresh mulch and a few colorful flowers to flower beds to make them stand out.
Declutter Front & Back porches. Make them look inviting for guests.
Pressure washing: Here are some common places thats best to clean before doing photography: exterior of you home, side walks, detached buildings, in-ground pool areas, decks and porches.
Repair or replace loss or rotten boards on decks and porches.
Inside:
Clean: blinds, lights, baseboards, doors, vents, appliances, and windows.
If your paint on your walls is damaged, consider repainting to a neutral color.
Replace any broken or missing light switch covers and electrical outlet covers.
Ensure all the light bulbs in each individual rooms are the same color. This really stands out when doing interior photography.
Rearrange, if necessary, in rooms to allow buyers ease or walkway.
Repair or replace any loose or broken door knobs.
Replace any dirty filters for your heating and cooling systems.
Repair any known leaks with your homes plumbing.
Repair or replace any loose or broken light fixtures.
Ensure all closets and cabinets no more than 80% full to show adequate storage space.
Ensure items in closets, cabinets, pantry, laundry room, and garage tidy and organized.
While your home is listed and being marketed:
Landscaping and grass should be well-manicured and cut on a weekly basis.
Interior of home is to be kept squeaky clean on a daily basis.
Make sure beds are made and rooms picked up each morning.
Keep laundry out of sight in baskets and launder on a regular basis.
Consistently keep dishes cleaned…dirty dishes in sink can send a negative message.
Keep trashcans hidden and emptied frequently.
Home should always smell clean and fresh (use plug-ins, diffusers, sprays on a regular basis).
Most buyers want a pet-free home, so keep pets and related items out of sight during showings.
Keep carpets vacuumed regularly.
Open blinds during the day, and turn on any accent lighting throughout during showings.
Keep personal paperwork and bills out of sight.
